Galt Homebuyers Just Gained About $30K in Purchasing Power

A year ago, many buyers in Galt ran the numbers and decided to wait. Today, those numbers look a lot different.

According to Zillow, the typical median-income household can now afford about $30,302 more home than they could a year ago. The main reason is mortgage rates easing from nearly 7% last winter to around 6%, recently dipping to about 5.99%. Even a small rate change can lower monthly payments enough to increase what buyers qualify for.

For example, with a $3,000 monthly housing budget, buyers could afford about $446,000 at 6.9% last year. At 5.99% today, that same budget could reach roughly $479,750. That’s more than $33,000 in additional purchasing power without increasing the monthly payment. (Example assumes 20% down, 30-year loan, 1.25% property tax, 0.5% insurance, and no HOA.)

For buyers in Galt, this could mean revisiting homes that once felt out of reach, expanding your search to new neighborhoods, or finding opportunities with homes that have been sitting on the market. And for homeowners, lower rates may also create refinancing opportunities.

The key takeaway: affordability is improving, and buyers may have more options than they realized just a few months ago. The best next step is simply running the numbers with today’s rates and today’s home prices in Galt so you know exactly what your budget can do.
