Sacramento County Home Values: What the County Number Tells You (and What It Doesn't)

Nobody buys a county. The countywide median is a macro indicator, and treating it as a valuation is the fastest way to misprice a house.

That said, it's useful for one thing: telling you whether the market you're in is moving with the region or against it. Here's the current picture and how to use it.

Two things jump out.

Sacramento County is dramatically cheaper than California overall. A county median around $505,000 against a statewide $855,300 is a gap of roughly 41%. That gap is the entire reason for the in-migration this region has absorbed — Sacramento County ranked second among California counties in net migration in 2024.

The list-to-sale gap is enormous. A $594,900 median list against a roughly $505,000 median sale is close to $90,000. Some of that is mix — expensive properties sit longer and pile up in the active inventory while cheaper ones sell — but a meaningful chunk of it is sellers testing prices the market has already declined.

Where the submarkets actually sit

The county average conceals a spread of several hundred thousand dollars:

Galt sits modestly above the county median for standard single-family homes, and roughly $95,000 below Elk Grove. The rural southeastern portion of the county — Herald, Clay, Wilton, Arno, and the country roads around Galt — doesn't have a median in any useful sense. Acreage prices on water, usable land, permitted improvements, and access, not on a countywide index.

What the county number is actually good for

Direction. Down 1.4% year over year is a flat-to-softening market, not a correcting one. That's a different environment than 2022 and a different one than 2021, and it should change how you price and how you negotiate.

Relative position. If your submarket is down 4% while the county is down 1.4%, something local is happening and it's worth understanding. Galt's Zillow index is down 3.8%; Elk Grove's is down 7.5%. The larger, newer-stock suburban markets are absorbing more of the correction than the smaller outlying ones right now.

Affordability context. The county's discount to the state median is the structural reason people keep arriving. That underpins long-run demand even in a soft year.

What it's useless for

Pricing your house. A countywide median blends a downtown Sacramento condo, a Folsom executive home, an Elk Grove tract house, and forty acres off Sloughhouse Road into a single number that describes none of them.

If someone quotes you the county median as an indication of your home's value, they're not doing analysis — they're doing arithmetic on a spreadsheet that has never seen your property.

Where I think the value is

I'll give you a straight opinion rather than a hedge.

The rural southeast — Galt, Herald, Clay, Wilton, and the surrounding country — is where the dollar goes furthest right now. You get more land per dollar than anywhere else in the county with reasonable Sacramento access, and the acreage market is priced far less efficiently than the tract market, which cuts both ways but rewards anyone who knows what they're looking at.

The catch, and it's a real one: country property carries an analysis that tract housing doesn't. Well production, water quality, septic condition and leach field location, permit status on every outbuilding, zoning, Williamson Act contracts, and how the road out front is maintained. Get any of those wrong and the discount you thought you captured evaporates.

Elk Grove is currently the softest of the county's major markets — down 7.5% on the Zillow index with days on market stretching toward eighty. If you're a buyer with the commute requirement and the budget, there is negotiating room there that didn't exist two years ago, particularly on rate buydowns from builders.
