What is a comparable sale in real estate?

October 23, 2026

A comparable sale is a recently sold home that closely matches yours in location, size, age, condition, lot, and features. Agents use comps to build a comparative market analysis and set your list price. Appraisers use them to determine the value a lender will lend against. The closer the match, the more weight a comp carries, and every difference gets adjusted up or down in price.

How many comparable sales are used to price a home?

Most CMAs and appraisals rely on at least three closed sales, often with pending and active listings added for context. In established Galt subdivisions, there are usually enough recent sales to work with. For acreage, horse, and ranch property near Galt, good comps are scarcer, so agents and appraisers often widen the search area and time frame to find enough support.

How far back do comparable sales go?

Agents and appraisers prefer the most recent sales available, because older sales may not reflect today’s buyer demand or interest rates. In active Galt neighborhoods, recent sales are usually plentiful. For rural acreage or unique properties, it can be necessary to go further back and adjust for market changes since the sale. Ask your agent the date of every comp they use.

Why isn’t my neighbor’s sale price the value of my home?

Your neighbor’s home may differ in condition, updates, layout, lot, pool, or garage space. The sale may have included seller credits, been a family or trust sale, or closed when the market was different. Each of those changes what the price means for your home. A good agent adjusts for those differences instead of applying your neighbor’s price directly.

Can I give the appraiser my own comparable sales?

You and your agent can share information with the appraiser, such as recent nearby sales and a list of upgrades with dates and costs. The appraiser decides which comps to use, and appraiser independence rules prohibit anyone from pressuring them toward a specific value. Providing clear, accurate information is fine. Ask your agent to prepare it before the appraisal appointment.
