The number you got from that website was generated without anyone looking at your house.
That's not a criticism of the technology — it's a description of it. An automated valuation model takes public record data, recent nearby sales, and property characteristics, and runs them through a formula. It has never seen your kitchen. It doesn't know the roof was replaced in 2022, that the shop out back was built without a permit, or that your well produces eight gallons a minute when the one across the road produces three.
So use it as a rough orientation. Then get a real number before you make a decision worth several hundred thousand dollars.
Six things, roughly in order of weight:
1. Recent sold comparables — actual closings, not active listings. In Galt right now, sellers are asking somewhere in the $560,000 to $598,000 range while homes are clearing around $529,000 to $535,000. If you price against what your neighbor is asking, you're pricing against a number that hasn't been tested. Sold comps have been tested. That's the whole difference.
2. Condition, honestly assessed. Roof age, HVAC age, water heater, flooring, kitchen and bath updates. Buyers in a balanced market price deferred maintenance in — and they price it in high, because they're estimating from a position of uncertainty. A $9,000 roof problem often costs a seller $20,000 in negotiation.
3. Location within Galt. Which subdivision, which street, proximity to the highway, whether the lot backs to something buyers want to back to. Galt is small enough that this is street-level, not neighborhood-level.
4. Lot and land use. Usable square footage, RV access, whether you can keep animals, setbacks. On acreage this becomes the dominant factor.
5. Systems, if you're on well and septic. Well depth and production, water quality, septic condition, leach field, and whether the county has records for any of it. This can swing value by five figures before you get to any upgrade requirements.
6. What's permitted and what isn't. A beautiful $150,000 shop with no permit on file may appraise at zero and complicate the buyer's financing. This is a records pull at the county, not an opinion, and it's one of the first things I check.
Automated models perform reasonably on a 1,900-square-foot tract home in a subdivision with forty near-identical neighbors and a steady stream of recent sales. That describes a lot of Galt inside the city limits.
It describes almost nothing outside them.
Once you're on acreage in Herald, Clay, Wilton, Arno, or along the country roads around Galt, the model has no relevant comparables. So it reaches — three miles into town, to houses on quarter-acre lots with city water and sewer — and produces a number with nothing behind it. I have seen automated estimates on country property in this area miss by six figures in both directions. Too low often enough that owners undersell. Too high often enough that owners list at a fantasy number and sit for four months.
The same problem hits any Galt home that's unusual for its street: the one with the guest unit, the one with the shop, the one on the double lot, the one that hasn't been updated since 1994.

That last point matters. Any valuation you can't interrogate is a valuation you shouldn't trust. Ask whoever gives you a number which comps they used and what adjustments they made. If they can't answer, the number is decoration.
A valuation is not an appraisal and it isn't an assessment. Three different numbers, three different purposes:
If you've owned in Galt since 2010, your assessed value might be $260,000 on a home worth $530,000. That's not an error. That's Prop 13 working as designed.
Refinancing. Estate and trust planning. A divorce. Buying out a sibling. Deciding whether to remodel or move. Appealing your assessment after a market decline. Simply wanting to know where you stand on the largest asset you own.
I do these without an expectation that you list. Some of the people I've valued property for I've known for years before they sold, and some never sold at all. That's fine. Three decades in this business — mortgage, escrow, and brokerage — has taught me the relationships worth having are the ones that don't come with a hook attached.
