Pull up four websites and you'll get four different answers about what your neighbor's house is worth. Not slightly different — a hundred thousand dollars apart.
Here's what they're saying as of August 2026:

That's a $106,000 spread. Two of those sources can't even agree on whether prices went up or down this year.
I'd rather explain the spread than pretend it doesn't exist, because understanding it is the difference between pricing your home correctly and sitting on the market for two months.
List price is not sale price. The $598,484 and $559,900 figures are what sellers are asking. The $529,000 and $534,680 figures are what buyers actually paid. In Galt right now that gap runs roughly $30,000 to $65,000 depending on which pair you compare. That gap is the single most useful number on this page. It is the cost of optimism.
Estimates are not transactions. Zillow's ZHVI and U.S. News's figure are models. They take property characteristics and recent sales and produce an output. On a 1,900-square-foot tract home in a subdivision with forty near-identical neighbors, those models do fine. On five acres off Twin Cities Road with a shop, a well, and a leach field, they fall apart — and I'll get to why in a moment.
Galt is small, so the median jumps around. About 26,000 people live here. Redfin counted 82 homes sold in the 95632 zip in June — a healthy month, up from 59 a year earlier. But in slower months that count drops into the teens. When you're taking the median of eighteen sales, three acreage properties closing in the same month can move the citywide "median" by tens of thousands of dollars without a single home changing in value. Sacramento or Elk Grove have enough monthly volume to smooth that out. Galt doesn't.
City limits versus zip code. The 95632 zip extends well past the city into country property. Sources that measure the city and sources that measure the zip are measuring two different housing markets stacked on top of each other.
If someone made me pick one figure for a home inside Galt city limits, in ordinary condition, on a normal lot: somewhere around $525,000 to $535,000, with prices roughly flat to modestly down from a year ago.
I hold that loosely, and so should you. A citywide median is a starting point for a conversation, not a valuation. It tells you the neighborhood you're shopping in. It does not tell you what your house is worth.
Price is the headline. These three matter more for your decision:
Days on market are stretching. Homes in the 95632 zip are averaging 39 days, up from 32 a year ago. Movoto puts active listings around 46 days. Neither is alarming — that's a balanced market, not a collapsing one. But it means the 2021 playbook of list Thursday, review offers Monday is over for most properties.
Inventory is up and sales volume is up with it. 82 sales in June against 59 the year before, with active inventory in the 77 to 82 range. More houses selling and more houses available at the same time is a functioning market. It is not distress.
Financing is still the constraint. The 30-year fixed averaged 6.49% in June 2026 — down from 6.82% a year earlier, but up slightly from 6.44% in May. Rates in the low sixes are what's holding the lid on prices. They're also why a seller-paid rate buydown is frequently a better negotiation than a price cut, for both sides. A $15,000 credit applied to a buydown often buys a buyer more monthly relief than a $25,000 price reduction does.
Galt is really two markets.
Inside the city: tract subdivisions, city water and sewer, comparable floor plans, plenty of recent sales. The median is meaningful here. An automated estimate will usually land within a reasonable range.
Outside the city — Herald, Clay, Wilton, Arno, Dry Creek, and the country roads in between: acreage, private wells, septic systems, barns, shops, arenas, and Williamson Act contracts. There is no median for this. Two properties three miles apart on similar acreage can differ by $200,000 based on well production, whether the outbuildings were permitted, and whether the road out front is county-maintained or a shared gravel easement.
Automated valuation models don't measure any of that. They compare your twelve acres to tract homes three miles away and print a number with nothing behind it. I've watched them miss by six figures in both directions on country property around here.
If you're selling: the market is rewarding accurate pricing and punishing hopeful pricing. That $30,000-to-$65,000 gap between what's being asked and what's clearing is where sellers lose sixty days and then accept less than a correctly priced listing would have brought in week one. Price to the sold comps, not to what your neighbor is asking.
If you're buying: you have room you didn't have three years ago — on price, on repairs, and on a rate buydown. Well-priced homes still move, so be pre-approved and ready. But you're no longer bidding against six offers on a Tuesday.
If you own acreage: ignore every number on this page. Your property needs actual comps, pulled by someone who knows what usable land, water production, and permitted outbuildings are worth in this specific area.
